Accommodation Ranking

Based on the latest Ministerial Decision (Government Gazette 3119Β/2018, Rented Furnished Rooms and Rented Furnished Apartments are ranked into categories, designated by number of keys. There are five (5) categories of keys; the highest is (5) keys and the lowest is (1) keys.

The ranking of furnished rooms - apartments by number of keys, based on article 45 of Law 4442/2016 (Government Gazette 230 A) “New institutional framework for economic activity” is optional.

 

To be ranked by keys, each business must meet certain mandatory technical and operational specifications and is assigned a category according to the assessed criteria.

 

 

Type of Accommodation

The types of accommodation represented by our institution in Greece are divided into the following categories:

  • Rented Furnished Rooms
  • Rented Furnished Apartments
  • Tourist Furnished Dwellings
  • Tourist Furnished Mansions (Villas)

Rented Furnished Rooms are small, with one bedroom and no kitchen for cooking but only a refrigerator and, optionally, a kettle, a sandwich maker and a toaster. As they are in Greece, most of them also feature air conditioning. They are built in accordance with building regulations for houses.

Rented Furnished Apartments are larger than rooms, can be single-room, two-room, three-room apartments etc. They feature a regular kitchen with an exhaust hood, cooking and dining utensils in quantities proportional to the number of their beds, a refrigerator with freezer and may optionally have a sandwich maker, a kettle, a coffee maker and a microwave oven. As they are in Greece, most of them also feature air conditioning. They are built in accordance with building regulations for houses.

Tourist Furnished Dwellings are separate detached houses or complexes of detached houses, with a surface area of at least 40 sq.m., with autonomous operation and independent external access. They feature a fully equipped kitchen. In many cases, they also include a private pool. As they are in Greece, most of them also feature air conditioning. They are built in accordance with building regulations for houses.

Tourist Furnished Mansions (Villas) are independent detached houses, with a surface area of at least 80 sq.m. They have an independent external access and are built on independent land. They can accommodate up to 10 people. They feature a fully equipped kitchen and may have more than one bathroom. In many cases, they also include a private pool. As they are in Greece, most of them also feature air conditioning. They are built in accordance with building regulations for houses.

Breakfast Basket

The “Breakfast Basket” is a new initiative of the S.E.T.K.E., which started with the aim of upgrading the services offered by tourist accommodation and promoting small local producers.

With this new service, visitors will have the opportunity to taste local products and traditional dishes during their stay.

The breakfast basket will be offered in 2 forms:

  • Tourist accommodation businesses with no dining areas will offer a real basket with packaged local products.
  • Tourist accommodation businesses offering dining areas will include local products of small producers in the menu of their breakfast buffet.

Through the “Breakfast Basket” website, visitors will be able to learn about the nutritional values of the products and search for the details of local producers in order to obtain them

Furthermore, tourist accommodation owners certified with the “Breakfast Basket” will have the ability to enter the online platform where local producers and their products will be displayed and to obtain them at special prices.

Tourist accommodation owners who want to be certified with the “Breakfast Basket” certification can fill in and send a form of expression of interest.

Experience Tourism

As competition between hospitality businesses is growing, a tourist accommodation can be established in visitors’ perception in a specific niche way, so as to differentiate its product.

Our objective is for our business owners to become aware of and gradually develop their expertise in providing additional services offered by themselves and their local society, through experience tourism e.g. fishing, climbing, cycling, sailing, cooking etc.

This unique service, which can be promoted and offered by any small business, forms a proposal for a different tourist experience and the S.E.T.K.E. is in the process of completing the systematisation and a certification proposal for such services.

To achieve these objectives, the S.E.T.K.E. aims to establish a certification body, which will undertake the task of modernisation and will certify the accommodations in specialised forms of “experience tourism”.
